Job Description
Purpose of this Job:
This job is responsible for ensuring the appropriate, timely, efficient, and cost-effective services related to maintenance, operations, utilities, construction, and renovation of the physical facilities of the company. Must be able to perform maintenance and repairs on buildings, equipment, and systems.
Principle Duties/Essential Functions:
Maintenance & Repairs
- Perform routine and preventive maintenance on HVAC, plumbing, electrical, and other systems
- Perform emergency repairs to minimize downtime and disruption
- Fix leaky faucets, paint, clean, and general landscaping
- Perform carpentry work
- Diagnose and repair broken appliances and equipment (assets)
- Perform light maintenance like changing light bulbs and moving furniture
Inspections and Assessments
- Inspect equipment and facilities for safety and maintenance issues
- Identify potential problems and areas of concern
- Confirm that facilities meet safety standards, codes & regulations
Preventative Maintenance
- Perform routine preventative maintenance on buildings, equipment, and systems
- Identify and mitigate potential issues before they escalate
Communication
- Convey technical information to non-technical individuals
- Cooperate with team members to facilitate maintenance operations
Vendor coordination
- Support managing vendors, preventative maintenance programs, and contractual agreements
Other duties
- Maintain records and prepare reports on maintenance activities
- Complete general office work related to the work request system and ordering supplies/materials
- Assist other departments with their maintenance needs
- Assist in setting up company functions: meetings, & parties
Competencies:
- Technical skills – should have a broad base of technical knowledge: principles of HVAC, plumbing, electrical systems and building automation systems.
- Organizational Skills – effectively manage time and resources to accomplish tasks within set schedules; ability to multitask; be proactive and take initiative/responsibility

Education:
- Graduate of technical school for mechanical / electrical technicians or have a high school diploma and 2 years’ work experience in facilities maintenance.
Knowledge, Skills, and Experience:
- Ability to use basic carpentry, plumbing, painting, and custodial hand and electric powered tools.
- Understanding of hydraulic/pneumatic systems
Ability to read and understand schematics.
Works well in a team environment; foster teamwork to get results.
- Develop improvement ideas through benchmarking and seeking the input of others.
- Implement root cause analysis to enhance continuous improvement.
- Ability to operate a forklift, scissor lift, and/or boom lift (Certified In-house)
- EPA Refrigerant Certification

Physical Demands & Working Environment
- Environment – Indoor and outdoor work; exposure to noise, electricity, dust, grease, oil, solvents, gases, and varying temperatures; work and/or walk on different types of surfaces; work at heights.
- Physical - Require sufficient mobility to walk, stand and sit for prolonged periods; frequently stoop, bend, kneel, crouch, crawl, climb ladders, reach, and twist; push, pull, lift, and/or carry up to 50 pounds; operate assigned equipment and vehicles; ability to verbally communicate to exchange information
- Mental : Regularly required to use written and oral communication skills; read and interpret data, information, and documents; analyze and solve problems; use simple arithmetic reasoning; observe and interpret situations; learn and apply new information or new skills; work under deadlines with constant interruptions; and interact with employees, vendors, contractors, and city officials.
- Vision: See in the normal visual range with or without correction; vision sufficient to read computer screens and printed documents and to operate assigned equipment. Hearing : Hear in normal audio range with or without correction
Personal Protective Equipment (PPE):
- Typically include eye protection (safety glasses), gloves, hearing protection (earplugs or muffs), sturdy closed-toe footwear, and depending on the specific tasks, head protection (hard hat), respiratory protection (mask), and protective clothing (depending on chemicals or hazards present); all determined by a thorough hazard assessment of the work area.
Work Schedule:
- Flexible schedule: Regular daytime hours but potential for emergency callouts outside of normal working hours.
